Shenandoah Acres is a campground resort in Virginia's Shenandoah Valley, built around a spring-fed swimming lake with approximately 450 leasable sites. Acquired in early 2020 and repositioned over the following months, the resort drew institutional interest and sold to a public REIT before the year was out.
Bald Mountain RV
Hiawassee, GA
Bald Mountain is a 300 site camping resort in the North Georgia mountains near the Appalachian Trail, with its own lake for fishing and paddle boating. Acquired in December 2020 as part of the firm's outdoor hospitality expansion, the resort was improved under professional management and later divested.
Lake Estates MHC
Warsaw, IN
Lake Estates is a manufactured housing community of roughly 126 homesites in Warsaw, Indiana, sited on the Barbee Chain of Lakes with a private dock at each site and channel access to seven connected lakes. The investment covered stabilizing operations, upgrading community infrastructure, and running an active home sales program through to exit.
13 S 13th Street
Richmond, VA
13 S. 13th Street is a 23,000 square foot Class A office and retail building in Richmond's historic Shockoe Slip. Known as the Powers-Taylor Building and originally constructed in 1890 as a cigar manufactory, the four-story property was fully renovated in 2015, pairing heavy timber, exposed brick, and high ceilings with modern finishes and a glassed-in rooftop conference room. An early project of 1850's founding partners.
3900 Monument
Richmond, VA
A 15-unit boutique luxury multifamily community at Monument and Kent Avenues on the edge of Richmond's Near West End. Developed ground-up by 1850 Investments in 2018 on the site of a vacant mid-century medical building, the three-story property comprises approximately 20,000 SF of uniform two-bedroom, two-bath residences of roughly 1,100 square feet, each with upscale finishes and private outdoor space.
